Job Description BCforward is currently seeking highly motivated Electrical Mechanical Maintenance Worker opportunity in Reading, MA 01867 Job Title: Electrical Mechanical Maintenance Worker Location: Reading, MA 01867 Expected Duration: 4 months Contract Job Description: --- Establishes and maintains effective and positive working relationships within the Department and provides professional service to the RMLD employees and customers. Notifies FM when other departments request work of any maintenance issues interruptions of service and any issue that impedes the safe operation of equipment. Maintains a daily activities/task list. --- Reviews prints and equipment specifications to perform manufacturers recommended preventative maintenance as well as perform troubleshooting techniques. Prepares and updates documents related to maintenance records of the facilities and fleet. --- Multi-tasks and reacts to change productively handles other tasks as assigned and follows instructions from the originating source with timeliness and competence. --- Responsible for making safe the premises and personnel by patrolling property monitoring surveillance equipment inspecting buildings equipment and access points permitting entry. Performs daily rounds as required of the interior and exterior of RMLD properties to ensure they are safe secure and that the building systems are properly operating. Reports irregularities to prevent losses and damage. Be familiar with RMLD operational policies and procedures. Provide incident reports by recording observations information occurrences and surveillance activities. --- Performs policing duties of all properties for environment debris trash damaged items and items that impede operations of equipment access or creates and unsafe condition. --- Performs landscaping and grounds keeping maintenance duties such as mow lawn either by hand or using a riding lawnmower trim and edge around walks flower beds and walls and sweep walkways. Also included but not limited to: planting flowers grass shrubs and bushes applying fertilizers and pesticides cutting down tree limbs trimming shrubs pulling weeds raking laying down mulch and watering plants and grass. Responsible for the cultivation and care of the landscaping and grounds surrounding the RMLD properties. --- Arrange and clean seasonal lawn furniture and maintain and clean outdoor grills. Inspect and repair lighting and sprinkler heads etc. to ensure proper operating condition. --- Responds to the RMLD during storms and emergency conditions as required. Capable of performing work under adverse conditions. storm duty. Performs minor repairs and understand maintenance procedures on snow blowers and equipment utilized in grounds keeping. --- Understands and performs industry recommended safe practices i.e. shovel snow from walkways and spread ice melt check AED batteries inspect fire extinguishers and exit signs inspects lighting and replaces bulbs as necessary etc. Reviews and understands Safety Data Sheets SDS --- Performs routine inspections of various boilers RTUs and AHUs. Ability to perform preventative maintenance on all HVAC equipment change filters lubricate and replace belts etc. Maintains office air environment by monitoring and setting building and equipment controls. --- Responsible for providing a safe healthy and comfortable work environment for RMLD employees its customers and visitors through understanding the many aspects of facilities maintenance and applicable building related codes. --- Repairs door hardware windows broken seats chairs ceiling tiles wood/metal signs cut and lay new ceramic tiles construct shelving small fixtures assemble prefabricated office furniture and cubicles. Perform routine inspections of various building elements such as roofs door hardware kitchen appliances and monitor inventory levels. --- Repairs leaky pipes change out faucets flush-o-meters and bathroom fixtures etc. Also clean drains unplug clogged sink lavatories and sewer lines. Responds to pipe bursts or pipe backups clean floors walls and windows as needed. Clean up areas as needed to ensure a safe healthy environment. --- Changes light bulbs ballasts and minor electrical repairs. Be familiar with electrical rooms breaker panels and the major system components. Know the limits of work per the electrical code. --- Performs many custodial duties. Acts as liaison to the contract cleaners. Be vigilant with housekeeping items such as combustible material flammable liquids and unkempt areas. --- Performs painting of interior and exterior of buildings including tasks such as surface prep and taping. Be mindful of the work area and protect the buildings and personnel from fumes and paint products. --- Responsible for the care and minor maintenance and repairs on RMLD vehicles and trucks to ensure minimal downtime and maintain the safety and reliability which is critical to the utility. Visually inspect all cars trucks and off-road equipment and report deficiencies. Performs preventative maintenance in accordance with manufacturers and ANSI guidelines in a timely manner. Perform routine repair work on light duty vehicles i.e. replace bulbs wipers batteries jump start batteries change flat tires etc. as well as attend to breakdowns malfunctions and emergency roadside assistance in a safe efficient and quality manner. --- Perform manufacturers recommended diagnostic testing prior to making any repairs for engines transmissions and clutches suspension and steering fuel and ignition gas/diesel electrical systems brakes and HVAC systems. --- Documents correct mileage/hours repairs on work orders failure causes and correct actions as well as the ability to follow parts ordering/billing procedures and save and tag all warranty and core pairs. Perform final operational test on all vehicles to quality check all repairs. Ensure that vehicles are keep clean and washed after repair is completed. --- Responsible for promoting the interest health and safety issues through a commitment to a safe and injury free workplace. Be familiar with RMLDs Safety Plan and make safety an integral part of the RMLD culture. --- Inspects and troubleshoots RMLD facilities equipment and vehicles. Performs pump and motor repair arc welding brazing torch-butting as well as perform all metal repairs. Repair and maintain RMLD equipment power tools and electrical distribution equipment. --- Develops and prepares estimates material take-offs plans specifications and related documents for small office modifications as well as perform manual and computerized drafting plans of layouts for modifications to RMLD properties. Assist of update documents related to the maintenance of facilities records. Minimum Qualifications Education: High School Diploma or equivalency plus sufficient technical experience and training demonstrated knowledge of electrical mechanical hydraulic general maintenance vehicle maintenance and repair. Familiar with procedures and to perform a variety of hands-on functions in a timely and safe manner. Must possess and demonstrate ability in painting interior/exterior carpentry custodial tasks and snow removal. Knowledge of basic mathematics. Experience: At least 3 years proven experience in all areas of basic electrical mechanical maintenance and repair of utility equipment power tools buildings grounds and the vehicle fleet. Must have experience in communicating orally and in writing in a clear concise manner to all co-workers vendors subcontractors and occasionally RMLD customers. Five years in the Facilities Maintenance Field or 1-2 years of experience in a skilled trade area such as HVAC carpentry electrical or plumbing. An equivalent combination of training and experience may be considered. HD truck technical training or 2 years related experience Knowledge Skills and Abilities: Understands and comprehends specifications drawings reports and follows oral and written instructions. Communicates clearly and effectively with all internal and external customers of the RMLD. Strong command of the English language and be able to communicate both verbally and in writing. Ability to use computer keyboard and have basic knowledge of office software such as Microsoft office including spreadsheets and CMMS databases. Familiar with RMLD safety and operational policies and procedures. Possess knowledge of the OSHA standards occupational hazards and safety precautions of the job. Possess knowledge and understanding of DOT inspections. Possess knowledge and understanding of maintenance practices and methods proper use and care of tools materials and equipment for trades such as carpentry HVAC masonry and painting. Able to set priorities for routine work and effectively manage time. Can distinguish priorities and seek supervisory guidance when necessary. Knowledge of HVAC Building Control System general operation of equipment and VFD controls. Knowledge of basic painting techniques VOC levels procedures tools and equipment. Judgment and Initiative: Demonstrated ability to perform specialized repair and maintenance procedures and analyze particular repair problems to determine appropriate course of action. Ability to interact with all other RMLD employees vendors and subcontractors in a clear concise manner. Ability to plan and prioritize work and adhere to standard safety and repair procedures. Ability to modify repair procedures to safely solve specific building maintenance projects. Manual Skills: Demonstrated ability to use all tools required for maintenance and repair of facilities and equipment. Knowledge of using computer terminals and standard word processor and spreadsheet software and equipment.
